Abstract

Penelitian ini bertujuan untuk memperoleh bukti empiris mengenai faktor-faktor
yang memengaruhi struktur modal pada perusahaan sektor properties and real
estate selama periode 2021–2023. Fokus utama penelitian ini adalah untuk
menganalisis pengaruh pertumbuhan total aset, tingkat likuiditas, dan ukuran
perusahaan terhadap struktur modal. Metode penelitian yang digunakan adalah
pendekatan kuantitatif dengan teknik purposive sampling untuk menentukan
sampel perusahaan yang sesuai dengan kriteria. Hasil penelitian menunjukkan
bahwa pertumbuhan total aset berpengaruh positif dan signifikan terhadap struktur
modal, sedangkan likuiditas berpengaruh negatif dan signifikan. Sebaliknya,
ukuran perusahaan tidak memiliki pengaruh yang signifikan terhadap struktur
modal.

This study aims to obtain empirical evidence regarding the factors that influence
capital structure in properties and real estate sector companies during the 2021-2023
period. The main focus of this research is to analyse the effect of total asset growth,
liquidity level, and company size on capital structure. The research method used is
a quantitative approach with purposive sampling technique to determine the sample
of companies that match the criteria. The results showed that the growth of total
assets has a positive and significant effect on capital structure, while liquidity has a
negative and significant effect. On the other hand, firm size has no significant
influence on capital structure.
